UNGAR, PRINCIPAL PLANNER SUBJECT: ZONING CASE NO. 500 Mr. and Mrs. Paul Hennessey, 12 Johns Canyon Road (Lot 170-A-7-MS) RESOLUTION NO. 93-29: A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS GRANTING A VARIANCE TO PERMIT THE ENCROACHMENT OF A GYMNASIUM ADDITION INTO THE FRONT YARD SETBACK AT AN EXISTING SINGLE FAMILY RESIDENCE IN ZONING CASE NO. 500. BACKGROUND 1. The Planning Commission approved the subject resolution on September 7, 1993. 2. The applicants are requesting a Variance to permit the encroachment of a 760 square foot gymnasium addition 25 feet into the 50 foot front yard setback. Presently, the garage, portions of the house and a guest house encroach into the 50 foot front yard setback. 3. Grading will not be required for the project site. 4. The structural lot coverage proposed is 17.93% and the total lot coverage proposed is 26.51%. 5. The residential building pad coverage proposed is 68.9% and the total building pad coverage is 32.96%. RECOMMENDATION It is recommended that the City Council receive and file Resolution No. 93-29. Printed on Recycled Paper.
