A. Lot Line Adjustment between three parcels of land to create one parcel, for properties adjacent to Poppy Trail having Assessors Parcel Numbers (APN) as follows: 7567-14-15, 7567-14-16 and 7567-14-20. No new development is proposed with this application. Lots 7567-14-15 and 7567-14-20 are undeveloped; Lot 7567-14-16 is developed with a non -conforming stable. B. Request for a Variance to allow the existing stable to encroach into the side yard setback. The Planning Commission held a public hearing on subject zoning case on March 16, 2004, at which time the Commission heard a detailed presentation of the proposal. Any person is welcome to attend this field trip. However, due to time constraint during the field visit, extensive testimony and comments will be considered at the regular Planning Commission public hearing, described below. You are urged to review the application, plans and minutes of the 3/16/04 Planning Commission meeting on subject application prior to the site visit. These and other pertinent documents are available at the City Hall Administration Building located at 2 Portuguese Bend Road, Rolling Hills, CA. A. Request for a Lot Line Adjustment between three parcels of land to create one parcel, in compliance with provisions of the Subdivision Map Act, on properties adjacent to Poppy Trail, Rolling Hills, CA; more precisely, lots having Assessors Parcel Numbers (APN) as follows: 7567-14-15, 7567-14-16 and 7567-14- 20. No new development is proposed with this application. Lots 7567-14-15 and 7567-14-20 are undeveloped and Lot 7567-14-16 is developed with a non- conforming stable. B. Request for a Variance to allow the stable to remain and be located less than the required 25 feet from the rear property line. The project has been determined to be categorically exempt pursuant to the California Environmental Quality Act (CEQA).
