SITE, 'DESCRIPTION
The site is on a gently sloping South facing ridge
bounded on the east and west by two shallow canyons.
The southerly boundary of the property is the end of
the ridge, the northerly boundary being Crest Road.
There. is one residence, with attached garage, a
swimming pool and changing area, stable and associated
corrals. The vegitation consists mainly of trees planted
in specific locations to screen the house and provide an
arbor for the driveway. A vegetable garden is adjacent
to the east side of the swimming area. Close by is,a
large bed of roses. Local animals, such as dogs, cats,
rodents, red foxes and possum are know to live in the area.
A professional soils and geologic study was performed
on the site and it was found to be stable, with no problems
in the existing buildings.
A sweeping panorama of pastoral, coastline, and
Catalina views are enjoyed from all reaches of the property.

Parcel Map 16061--Initial Study
#20. The project site extends from Crest Road (the high point
of the property at approximately 1325 feet) southwesterly
to Portuguese Bend Road (the low point of the property
at approximately 1110 feet). Slopes are more moderate
on the northwesterly portion of the property and steep
along the southeasterly property line. There are drainage
courses along the northwesterly and southeasterly property
lines. A major landslide exists in the area to the
southsouthwatt along Portuguese Bend Road. Ornamental vegetation
exists on the property. There is a single family home
with accessory uses. No known cultural resources exist
on the property.
#21. The surrounding 'area contains similar topographical
features. Single family homes at rural densities surround
the subject parcel. No known cultural resources exist
in close proximity. As noted earlier, a major landslide
exists along Portuguese Bend Road.
#22. A major landslide exists in the area. It is possible
that additional grading for the building pad and driveways
along the southeasterly property line could accelerate
the landslide's movement. The geological problem can
be compounded by the use of septic tanks for the future
home.
#37d. The use of septic tanks may be limited due to geological
conditions in the area.
#39. The width ofproposed Lot 2 is narrow and'not compatible
with the area. Further, potential grading for access
to the southwest could be extensive and create visual
degradation.
