titions .-for-'"Dr. and Mrs. James .Harper
I. Such change is warranted because (State reasons)
The master bedroom of the residenceis currently in the 10 ft. setback. This was
either done by variance or before the 10 ft. setback was established. In order to
logically enlarge the existina master bedroom it is necessary to build a portion of
the addition in the setback. (PP .Shded a rep, nn plan.)
II.- Such change is based upon the following described exceptional or extra-
ordinary circumstances or conditions that do not apply generally to other
propertyo•class-of use • in the -same vicinity -and zone -(State --circum---
stances).
r-
The master bedroom -is currently in the 10 ft. setback. Any modification to that
gortion•in the setback seems to require a variance.
:II. _ Such _change -is necessary for_.the _preserva.tion_and-enjoyment of a sub-
stantial property right possessed by other property .in the same vicinity
and zone (State reasons)
Other residents in the area have the right to -build an addition onto their homes, as
lona as it meets certain reauirements. We feel that the Harpers should have the same
right, since the existing•maste'r bedroom is already in the 10 ft. setback area. It
would be more att ractive architecturally if we were allowed to align the addition with
the existing.
IV. Such change will not be materially detrimental to the public welfare or
injurious to the property or improvements..in such_vicinity and zone where
property is located because -
The. addition in question would not adversely affect the adiacent property because
the existing master bedroom is already built within the setback and maintains the 10 ft .
