Variance from Zoning Ordinance c) Conditional Use Permit ae .undersigned Lee and Kimberly Sawyer NAME 16 Williamsburg Lane, Rolling Hills; Ca 90274 STREET ADDRESS • - /are the .owner(0) of :) has "permission of the owner, plaintiff !gal description of property situated at STREET ADDR S'S • LOT (213) 377-0521 TELEPHONE NO r. /t TRACT ititions .-for--Partial development Of existing attic space into master bedroom and bath. I. Such change is warranted because (State reasons) . Existing house (built in 1940) includes two bedrooms and a small maid's room. The Sawyer family of five_needs another bedroom. . . II. Such change is based upon the following described exceptional or extra- ordinary circumstances.or conditions that do not apply generally to othe property or- class —of use -in in the -same vicinity and zone--(State'--circum stances). Layout of house does not offer logical or practical access -to additional bedroom at any location. 'House is located at front of 1.12 acre lot where width is•at its narrowist. Canyon begins to:drop at the rear of house. We would like to rake use of a portion of attic (which has a 16-foot ceiling heighth) to provide our family with another bedroom and bath. There already exists two dormer windows on P.V. Drive side. To provide for sufficient light and air, a few additional windows would be needed.' All homes on the street are of the Williamsburg style architecture in which a second story is very typical. The proposed change would not compromise the spirit or theme of this • unique street. II. Such .change is necessary for_..the _pr.servation _and -enjoyment of a -sub- - stantial property right possessed by other property.in the same vicinity and zone (State reasons) Our intent is to enlarge the house in the described manner with the approval of the Planning Commission. The uniqueness of the homes on this street makes it a street of exceptions already and we hope the committee will consider our application on an individual basis. V. Such change will not be materially detrimental to the public welfare or injurious to the property or improvements..in such_vicinity and zone where property is located because no exterior change -will be visible from any point in Rolling Hills. The addition of windows on back side of roof will not be seen as rear of house is surrounded by tall trees which hide entire house presently. Existing attic development, rather than a disjointed, illogical bedroom addition. will enhance the property and structure. Uur aim is to make these changes subtly and in good taste so as to not attract obvious attention but yet be consistent with the existing style. (If additional space is needed, usereverse side of sheet) - We have presented this request in concept recently to the R.H. Board of Directors and it received a unanimous vote of approval.
