HALL ) ) Lot 30H, Rolling Hills Tract ) FINDINGS AND FORMAL REPORT The application of David C. Hall, Lot 30H, Rolling Hills Tract for a front yard variance and extension of a non -conforming building came on for hearing on the 20th day of September 1966 at the hour of 8:00 P.M. at the City Hall of the City of Rolling Hills, California, and the applicant having submitted ,evidence in support of his application, the Planning Commission, being advised, now makes its Findings and Formal Report as required by the Ordinances of the City of Rolling Hills, California. I. The Commission finds that the applicant, David C. Hall, is the owner of that certain real property described as Lot 30H, Rolling Hills Tract, located in the City of Rolling Hills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California. II. The Commission further finds that for the proposed family/ dlnng room built from the existing garage and the enclosure of a bree.eway, variance would be required in conformance with. Section 3.06 of Ordinance No. 33 (Non -conforming use), and proposed construction of a garage 26 feet from the road easement line, projecting 4 feet into the ront yard, as opposed to the required 30.feet, in accordance with Secton 3:06 of Ordinance 33, and that the granting of such variance should be granted to applicant in order to preserve substantial property in the same vicinity and zone, and that the granting of such variance will be m,::terially detrimental to the public welfare or injurious to property in the same vicinity and zone. IV. From the foregoing it is concluded that a variance should be branted by the Planning Commission of the City of Rolling Hills to David C. Hall of Lot 30H, Rolling Hills Tract, in accordance with the plot plan marked Exhibit I on file in these proceedings, and it is, therefore, so ordered. Dated February 21, 1967.
