FINDINGS AND FORMAL RFPORI
The application of Mr.. and Mrs,. John A, Savage, Lot 7A,
Eastfield, for a side yard variance, came on for hearing on the
26t.h day of January, 1965 at the hour of 800 P.M., at: the City
Hall of the City of Rolling Hills, California, and the applicants
having submitted evidence in support of their application, the
Planning Commission, being advised, now makes its Findings and
Formal Report as required by the ordinances of the City of Rolling
Hills, California.

The Commission finds that the applicants, Mr, and Mrs.
John A. Savage, are the owners of that certain real property
described as Lot 7A, Eastfield, located in the City of Rolling
Hills, California, and that notice of the public hearing in con-
nection with said application was given as required by Sections
8.06 and 8e07 of Ordinance No.. 33 of the City of Rolling Hills,
California.

The commission further finds thatno person appeared at
said public hearing in opposition to the application for a variance
and that no evidence was received by the Commission in opposition
thereto.

The Commission further finds that the proposed residence
addition of applicants is to be located from seventeen (17) to
eighteen (18) feetfrom the east property line of said lot. 7A
instead of twenty (20) feet as required by said Zoning Ordinance,
and further that it will extend an existing nonconforming use as
defined in Article V, Section 5,05 of Ordinance No.. 33, and further
finds thatthe variance should begranted to applicants in order
to preserve substantial property rights possessed by other property
in the same vicinity and zone, and that the granting of such vari-
ance will not be materially detrimental to the public welfare or
injurious to property or improvements in such vicinity and zone
in which applicants` property is located, and that there are
exceptional and extraordinary circumstances and conditions by
reason of the location of the existing residence on said Lot 7A
which do not apply generally to other property in the same vicinity
and zone.

From the foregoing it is concluded that a variance should
be granted by the Planning Commission of the City of Rolling Hills
to Mr. and Mrs. John A. Savage of Lot 7A, Eastfield, in accordance
with the plot plan marked Exhibit. I, on file in these proceedings
and it is therefore so ordered,
