229, Construct a tennis court, Resolutions & Approval Conditionsr BEFORE THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS COUNTY OF LOS ANGELES, STATE OF CALIFORNIA In the Matter of the Application ) ) of ) ) ZONING CASE NO. 229 Mr. Ernest Knutzen ) ) Lot 7-A-EF ) FINDINGS AND REPORT The application of Mr. Ernest Knutzen, Lot 7-A-EF, Eastfield Tract, for a conditional use permit under Section 3.01 (D), Paragraph 3 (a) of Ordinance No. 150 came on for hearing on the 5th day of June, 1979 in the Council Chambers of the Administration Building, 2 Portu- guese Bend Road, Rolling Hills, California, and the applicant, having submitted evidence in support of the application, the Planning Commis- sion, being advised, now makes its Findings and Report as required by the Ordinances of the City of Rolling Hills, California. I. The Commission finds that the applicant, Mr. Ernest Knutzen, is the owner of that certain real property described as Lot 7-A-EF, located at 9 Wide Loop Drive in the City of Rolling Hills, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California. The Commission finds, further, that no comment, written or verbal, was received in support of or in opposition to the request. II. The Commission finds that the applicant has requested a conditional use permit for construction of a tennis court in a legal location on his property, in an area which would require minimal grading, and which is screened at present by existing shrubs and trees, and that a stable, presently located on the site, would be relocated. The Commission finds that a conditional use permit should be granted in order to preserve substantial property rights in the same vicinity and zone, and that the granting of such con- ditional use permit would not be materially detrimental to the public welfare, nor injurious to property in the same vicinity and zone. • • From the foregoing it is concluded that a conditional use permit should be granted to Mr. Ernest Knutsen, Lot 7-A-EF, 9 Wide Loop Drive, for construction of a tennis court, contingent upon relocation of the stable concurrent with issuance of the building permit for the tennis court, and it is, therefore, so ordered.
