part of which would encroach into the front setback.
Dear Dr. and Mrs. Delman:
Please be advised that your case was continued to the December 21, 2004 Planning
Commission meeting. Pursuant to the state law, no additional extensions may be
granted. Therefore, you must either withdraw your request in writing, or have the case
placed on the December 21, 2004 Planning Commission meeting. In order to continue
with your proposal at the 12/21/04 meeting, staff would have to notify your neighbors
within 1,000-foot radius of your property and place a Notice of Public Hearing in the
Peninsula News a minimum of 10-days prior to the meeting, as well as prepare a report
to the Planning Commission.
Should you wish to withdraw your application, we will refund to you the entire fee amount
of $1,450. Should you withdraw the application after the public hearing, a portion of the
fee could be refunded, based on the time and effort spent by the staff, together with the
costs for advertising and mailing of the notices. No fee shall be refunded after the field
trip.
Please advise me before November 29, 2004 of your planned action.

The Planning Commission will conduct a field inspection of your property at 11
Chuckwagon Road to view a silhouette of the proposed project on SEPTEMBER 14,
2004 at 5:30 PM.
The site must be prepared according to the enclosed Silhouette Construction Guidelines
and the following requirements:
A. A full-size silhouette in conformance with the
attached guidelines must be prepared for ALL
STRUCTURES of the project showing the footprints
and roof ridges;
B. Delineate the side property line and the side and
front setback lines of the property where the
proposed structure will be located;
C. Show the height of the proposed structure;
E. D e line ate t he footprint of the future stable.
The owner and/or representative should be present to answer any questions regarding
the proposal.

SILHOUETTE CONSTRUCTION GUIDELINES
When required by the Planning Commission or City Council, a silhouette of
proposed construction should be erected for the week preceding the
designated Planning Commission or City Council meeting.
Silhouettes should be constructed with 2" x 4" lumber. Printed boards are not
acceptable.
Bracing should be provided where possible.
Wire, twine or other suitable material should be used to delineate roof ridges
and eaves.
Small pieces of cloth or flags should be attached to the wire or twine to aid in
the visualization of the proposed construction.
The application may be delayed if inaccurate or incomplete silhouettes are
constructed.

noted above and finds that the information submitted is:

strongly suggested that you supply that information promptly to avoid any delay in the

the Planning Commission at their meeting on Tuesday. Auaust 17. 2004.
The meeting will begin at 7:30 PM in the Council Chambers, Rolling Hills City Hall
Administration Building, 2 Portuguese Bend Road, Rolling Hills. You or your designated
representative must attend to present your project and to answer questions.
The staff report for this project will be available at the City Hall after 3:00 PM on Friday,
