FINDINGS AND FORMAL REPORT
The application of V. R. Turcotte, Lot 23, Georgeff Tract for
a side yard variance came on for hearing on the 17th day of January 1967
at the hour of 8:00 P.M. at the City Hall of the City of Rolling Hills,
California,, and the applicant having submitted evidence in support of
his application, the Planning Commission, being advised, now makes its
Findings and Formal Report as required by the Ordinances of the City of
Rolling Hills, California.

The Commission finds that the applicant, V. R. Turcotte, is
the owner of that certain real property described as Lot 23, Georgeff
Tract, located in the City of Rolling Hills, California, and that notice
of th.e public hearing in connection with said application was given as
required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of
Rolling Hills, California

The Commission further finds that no person appeared at said
public hearing in opposition to the applicationfor a variance, and that
no evidence was received by the Commission in opposition thereto.
The Comm:iss.ionfurther finds that the 8 ° x .1,6 ° addition to
the. Master :Bedroom is to be located in theside yard as defined in
Ordinance :No. 33, under extension of non -conforming use, Section. 5.05,
ard c:re gna:...ir:ag of suoi.i variance should be granted to applicant
in order to preser've substantial property rights possessed by other
property in the same vicinity and zone, and that the granting of such
variance will not be materially detrimental to the public welfare or
injurious to property in the samevicinity and zone.

From the foregoing it is concluded that a variance should be
granted by the Planning Commission of the City of Rolling Hills to
V. R. Turcotte of Lot 23, Georgeff Tract, in accordance with the plot
plan marked Exhibit 1 onfile in these proceedings, and it is therefore
so ordered.
