105, Construct a garage in front of, Resolutions & Approval ConditionsBEFORE,THF PLANNING COMMISSION OF THE CITY OF ROLLING HILLS COUNTY OF LOS ANGELES, STATE OF CALIFORNIA In the Matter of the Application of Mr. Chester Noble Lot 42-SF ZONING CASE NO. 105 FINDINGS AND REPORT The application of Mr. Chester Noble, Lot 42-SF, Southfield Tract for a variance of Front Yard Requirements under Article III, Section 3.06 of Ordinance No. 33 came on for hearing on the 21st day of March, 1972 in the Council Chambers of the Administration Building, 2 Portu- guese Bend Road, Rolling Hills, California, and the applicant, having submitted evidence in support of the application, the Planning Com- mission, being advised, now makes its Findings and Report as required by the Ordinances of the City of Rolling Hills, California. The Commission finds that the applicant, Mr. Chester Noble, is the pwner of that certain real property described as Lot 42-SF, South- field Tract, located in the City of Rolling Hills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California. II. The Commission further finds that no person appeared atsaid public hearing in .opposition to the application for a variance, and that no evidence was received by the Commission in opposition thereto. III. The Commission further finds that the applicant requests the variance to permit placement of a detached garage in the front yard because the graded area on which the house is to be located is not large enough to accommodate both the house and garage and preserve the view, which is to the rear of the property, and further, that the views from. other. homes in the area would 'nob be impaired. The Commis- sion finds that a variance to allow constructionof a garage in the front yard should be granted in order to preserve substantial property rights possessed by other property in the same vicinity and zone. IV. From the foregoingit is concluded that a variance of Front Yard Requirements under Article III, Section 3.06 should be granted by the Planning Commissionof the City of Rolling Hills to Mr. Chester Noble, Lot 42®SF, Southfield Tract, in accordance with the plot plan marked Exhibit I on file in these proceedings, and it is, therefore, so ordered. /s/ Godfrey Pernell Chairman, Planning Commission ecretary, Planning C i ission
