This property is crossed by a horse trail. Normally there is an easement where there is a horse trail; in this case there is not. The trail remains open and accessible to the public at the pleasure of the prof, :rty owner. This is an extraordinary circumstance that does not apply to other properties in the same vicinity. B. That such variance is necessary for the preservation and enjoyment of substantial property rights possessed by other properties in the same vicinity and zone but which is denied the property in question.
