FINDINGS AND FORMAL REPORT
The application of Leonard A. Riemer, Lot 18, Rolling
Hills to establish a rear yard and side yard in accordance with
Section 3.06 and 3.07 of Ordinance 33, came on for hearing
on the 22nd day of January, 1963, at the hour of 8:00 P.M.,
at the City Hall of the City of Rolling Hills, California,
and the Applicants having submitted evidence in support of
their application and the Planning Commission being advised,
now makes its Findings and Formal Report as required by the
Ordinance of the City of Rolling Hills, California.
I.
The Commission finds that the applicant Leonard Riemer
is the owner of that certain real property described as
Lot 18, Rolling Hills, located in the City of Rolling Hills,
California, and that notice of the public hearing in connection
with said application was given as required by Sections 8.06
and 8.07 of Ordinance No. 33 of the City of Rolling Hills,
California.
II.
That no person appeared at said public hearing in
opposition to the application for a variance and that no
evidence was received by the Commission in opposition thereto.

The Commission further finds that the front of the
existing residence on said lot faces generally easterly and
that the rear of said residence faces generally in a westerly
direction and that the rear of said residence and the ground
area immediately behind the same is approximately parallel
to opposite the westerly boundary of Saddleback Road as the
same traverses said lot from which road ingress and egress
is had to the front of the residence. The Applicant intends
to construct an addition to said residence along the northerly
side thereof, which addition when completed will be twenty (20)
feet from the north boundary of said lot and the rear of said
residence after the completion of said construction will be
fifty (50) feet from the west boundary of said lot. That
in order to preserve to Applicant substantial property rights
possessed by other property in the same vicinity, the Commission
finds and establishes that the area extending from the rear
of said residence to the westerly boundary is the rear yard
thereof and that area extending from the north side of said
residence to the north boundary of said lot is the side yard
thereof.
The Commission further finds that the establishing of
said rear and side yards as aforesaid will not be materially
detrimental to the public welfare or injurious to property or
improvements in such vicinity and zone in which Applicant's
property is located. That there are exceptional and
extraordinary circumstances and conditions by reason of the
location of said lot and the improvements thereon which do
not apply generally to other property in the same vicinity.

IV.
From the foregoing it is concluded that the rear
yard and side yard of said Lot 18 are fixed and established
as set forth in Paragraph III above and Applicant is granted
the right to construct said residence addition in accordance
with the plot plan marked Exhibit A on file in these
8 proceedings, and it is therefore, so ordered.
