21, Additions to SFR were previous, Resolutions & Approval Conditions1 2 3 4 In the matter of the Application ) ) 5 of ) ) 6 ROY RINGWALD AND JOHN COMET BROOKS ) 7 ) Lot 11-B, Crest Hills (R. & S. 57-36) ) 8 ) 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 BEFORE THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS COUNTY OF LOS ANGELES, STATE OF CALIFORNIA ZONING CASE NO. 21 FINDINGS AND FORMAL REPORT The application of Roy Ringwald and John Comet Brooks, Lot 11-B, Crest Hills,for a side yard variance, came on for hearing on the 28th day of August, 1962, at the hour of 8:00 P.M. at the City Hall of the City of Rolling Hills, California, and the applicants having submitted evidence in support of their application, and the Planning Commission being advised, now makes its Findings and Formal Report as required by the Ordinances of the City of Rolling Hills, California. I. The Commission finds that the applicants, Roy.-Ringwald and John Comet Brooks, are the owners of that certain real property described as Lot 11-B, Crest Hills, located in the City of Rolling Hills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California. -1- II. That no person appeared at said public hearing in opposition to the application for a varianceand that no evidence was received by the Commission in opposition thereto. III. The Commission further finds that the residence addition of applicant is to be located within a foot of the easement line instead of ten (10) feet from the easement line as required by said Zoning Ordinance, and further finds that by reason of the terrain of said Lot 11-B and by reason of the twenty-five (25) foot width of said easement, the variance should be granted to the applicants in order to preserve substantial property rights possessed by other property in the same vicinity and zone, and that the granting of such variance will not be materially detrimental to the public welfare or injurious to property or improvements in such vicinity and zone in which the applicants' property is located, and that there are exceptional and extraordinary circumstances and conditions by reason of physical location and terrain of said Lot 11-B, which do not apply generally to other property in the same vicinity and zone. IV. From the foregoing it is concluded that a variance should be granted by the Planning Commission of the City of Rolling Hills to Roy Ringwald and John Comet Brooks on Lot 11-B of Crest Hills in accordance with the Plot Plan marked Exhibit I on file in these proceedings, and it is, therefore, so ordered.
