This Project consists of an Addition and Extension of an existing
Master Bedroom/Bath area. The total square footage of Addition is
963 sq.ft.
Extending the Bedroom area to the West (12'-0") from existing West
Building line and to the North (6'-0") from existing North Building line
requires an enlargement of the existing Building Pad area which dictates
site grading thereby requiring a Site Plan Review.
Describe and delineate on plans any new basement area square footage:
The proposed Project has a Basement area of 969 square feet and is
located directly below Bedroom/Bath Addition.

SITE PLAN REVIEW CRITERIA
Site plan review criteria upon which the Planning Commission must make an affirmative finding.
Describe in detail the project's conformance with the criteria below:
A. Is the project compatible with the General Plan, the Zoning Ordinance and surrounding uses? Explain how it
compares to the sizes, setbacks and other characteristics of neighboring houses.
Yes, the Project is conforming to the General Plan/Ordinances
and surrounding area. Since 95% of this Project faces West a
very small portion of structure is visible from street or
neighbors. Also the roof line continues at the same elevation
and pitch of existing which integrates and is conforming with
existing Residence and community.
B. How does the project preserve and integrate into the site design, to the maximum extent feasible, existing natural
topographic features of the lot including surrounding native vegetation, mature trees, drainage courses, and land
forts (such as hillsides and knolls)? Explain how the project preserves and integrates existing natural features.
The Building Pad extension and grading @ the northwest corner of
Project will be replaced using similar vegation/trees and will
conform.to slope requirements. Any vegatation/trees that are
disturbed will be relocated or new matching vegetation will occur.
Our intent is to, upon site grading, is to restore and/or improve
existing site conditions.
C. How does the site development plan follow natural contours of the site to minimize grading? Extensive grading
and recontouring of existing terrain to maximize buildable area shall not be approved. Graded slopes shall be
rounded and contoured so as to blend with existing terrain. Grading shall not modify existing drainage redirect
drainage flow unless into an existing drainage course. Explain the nature and extent of the impact of grading
and proposed minimi7ation on lots. '
The site grading and pad extension consists of approx. 600 sq.ft.
of area. All slopes shall conform to requirements and be
integrated with existing terraine. Site drainage will continue
West as is the existing condition of property.
D. To what extent does the site development plan preserve surrounding native vegetation and supplement it with
landscaping that is compatible with and enhances the rural character of the community? Landscaping should
provide a buffer and transition zone between private and public areas. Explain how the project preserves native
vegetation, integrates landscaping and creates buffers.

and vegatation. Landscaping/irrigation will conform to existing

coverage? Lot coverage requirements shall be regarded as maximums and the actual amount of lot coverage
permitted .should depend upon the existing buildable area of the lot. Explain how the lot coverage proposed
compares with lot coverage square footage and percentages on neighboring lots.
This Project's lot coverage is well within the limits set by
local regulations.
As is the case on many Residential Lots in the area, with the
new 50'-0" front setback. and 20'-0" side yard setback, the

EVALUATION OF ENVIRONMENTAL IMPACTS:
1. A brief explanation is required for all answers except "No Impact" answers that are adequately
supported by the information sources a lead agency cites in the parentheses following each
question. A "No Impact" answer is adequately supported if the referenced information sources
show that the impact simply does not apply to projects like the one involved (e.g. the project falls
outside afault rupture zone). A "No Impact" answer should be explained where it is based on
project -specific factors as well as general standards (e.g. the project will not expose sensitive
receptors to pollutants, based on a project -specific screening analysis).
2. All answers must take account of the whole action involved, including off -site as well as on -site,
cumulative as well as project -level, indirect as well as direct, and construction as well as operational
impacts.
3. Once the Lead Agency has determined that a particular physical impact may occur, then the
checklist answers must indicate whether the impact is potentially significant, less than significant
with mitigation, or less than significant. "Potentially Significant Impact" is appropriate if there is
substantial evidence that an effect may be significant. If there are one or more "Potentially
Significant Impact" entries when the determination is made, an EIR is required.
4. "Negative Declaration: Less Than Significant With Mitigation Incorporated" applies where the
incorporation of mitigation measures has reduced an effect from "Potentially Significant Impact" to
a "Less Than Significant Impact." The Lead Agency must describe the mitigation measures, and

Section XVII, "Earlier Analyses," above may be cross-referenced).
