Light wells: The subject property is extremely narrow in comparison to it length. This is an exceptional condition for the neighborhood. 'rne light wells are required by the building department for ventilation, natural light and egress. Garden room: Due to the nature of the shape of the property, it would be a hardship to locate the garden room in the rear yard in that the extraordinary view from the rear yard would be blocked from the house. Such change will not be materially detrimental to the public welfare nor injurious to the property or improvements in such vicinity and zone where property is located because Light wells: The encroachment of the proposed light wells are substantially less in depth, width and mass than the existing encroachments of the existing residence.
