I am forwarding this copy to you to assist the commission's understanding of the design concept. Please note that all roof heights that encroach in the front yard have been sized to not exceed the existing roof height. I also have enclosed a copy of the floor plans for the existing and proposed residence. There are two additional points I would like to offer. First, I have attached a modified version of the vicinity map presently displayed on the South Bay survey. By showing the existing house in black and the addition with dotted lines one starts to realize that the addition does not negatively impart the neighborhood character. Finally, I would address the 30% pad coverage that I believe was suggested at the last Planning Commission meeting. I would like to compare the Straub's 13,200 SF pad with hypothetical 26,4000 SF pad. In conclusion I earnestly hope that the on -site visit will assist the commission to find in behalf of the Straubs in what I see is a hardship application. Please call me if you have any questions. Pursuant to that meeting I have researched the footages of the surrounding residences with Dough McHattie of South Bay Engineering. Two sources were used. The county records (C.R.) were used for the more established residences. The Rolling Hills Association records (R.H.A.R.) were used when homes were recently constructed'or approved. LOT SOURCE SIZE 27 R.H.A.R. 5,685 S.F. 28 C.R. 3,286 S.F. 29/30 R.H.A.R. 7,310 S.F. 31 C.R. 2,933 S.F. 1 C.R. 2,119 S.F. 2 C.R. 2,885 S.F. 3 C.R. 4,137 S.F. PROPOSED 4,700 S.F. I think it is significant that the Straub's residence is significantly smaller than all the neighborhood residences and that the latest approvals on lot 27 (5,685 S.F.) and 29/30 (7,310 S.F.) are significantly greater than the Straub proposal. In conclusion I am hopeful that the information will assist the Planning Commission in determining that this case justifies a hardship exemption from the lot coverage formula and that the Straubs can continue to live on this lot that they love so much. When required by the Planning Commission or City Council, a silhouette of proposed construction should be erected for the week preceding the designated Planning Commission or City Council meeting. The Silhouette shall not remain erected for a period longer than one week unless directed by the Planning Commission or City Council. 2. Silhouettes should be constructed with 2" x 4" lumber. Printed boards are not acceptable. 3. Bracing should be provided where possible. 4. Wire, twine or other suitable material should be used to delineate roof ridges and eaves. 5. Small pieces of cloth or flags should be attached to the wire or twine to aid in the visualization of the proposed construction. 6.
