This letter shall serve to notify you that the City Council at their regular meeting
on May 11, 2015 received and filed the Planning Commission's resolutions
granting your request in Zoning Case No. 876.
Before the CUP, SPR & Variance for the construction of the stable take effect you
are required to cause to be recorded the Lot Line Adjustment documents,
including the legal description and easements.
The City is under a contract with LA County Planning Department for review of
legal descriptions for lot line adjustments. Your case is being forwarded to them
for such as review of the legal description, which was provided by your
engineer.
As soon as the verification of the legal description is received from the County, I
will prepare the necessary City documents and forward to you for signature and
recordation.
Following recordation of the lot merger, you will be required to record an
Affidavit of Acceptance Form, in the Office of the County Recorder, accepting all
of the conditions of the resolution for the stable construction. At the appropriate
time, I will forward to you the signed Resolution, the affidavit and instructions
for recordation.

Dear Mr. Jankovich:
This letter shall serve to notify you that the Planning Commission by a vote 3-1
adopted a resolution granting your request for a Lot Line Adjustment, Site Plan
Review, Variance and Conditional Use Permit in Zoning Case No. 876 to construct a
stable. That action, accompanied by the record of the proceedings before the
Commission will be reported to the City Council on May 11 at their regular meeting
beginning at 7:30 PM. You or your representative must be present to answer any
questions the Council may have.
The Planning Commission's decision in this matter shall become effective thirty days
after the adoption of the resolution by the Commission, unless an appeal has been filed
within 30-days or the City Council takes jurisdiction of the case within 45-days.
(Section 17.54.010(B) of the Rolling Hills Municipal Code). Should there be an appeal,
the Commission's decision will be stayed until the Council completes its proceedings
in accordance with the provisions of the Municipal Code. You or anyone else may
appeal the Planning Commission decision to the City Council.
If no appeals are filed within the thirty (30) day period after adoption of the Planning
Commission's resolution, the Planning Commission's action will become final and you
will be required to cause to be recorded an Affidavit of Acceptance Form together with
the subject Resolutions in the Office of the County Recorder before the Commission's
action takes effect.
The staff report to the City Council, together with the Resolutions will be mailed to you
on Friday, May 8, 2015.
Before the Lot Merger becomes effective you must record a grand deed including legal
description of the new lot. Please submit the required documentation for the Lot
Merger, including a legal description of the resulting lot, proof of ownership of both
lots and proof of payment of property taxes on both lots. I understand your engineers
are working on these documents. The legal description and accompanying

documentation will be forwarded to the LA County Regional Planning Land Division
Research Section for verification of the legal description.

The Planning Commission voted at their regular meeting on March 17 (by a 3-1 vote) to
direct staff to prepare a resolution to approve your request in Zoning Case No. 876 and
shall be confirmed in a draft resolution that is being prepared. The Planning
Commission will review and consider the draft resolution, together with conditions of
approval, at an upcoming meeting on April 21, 2015 beginning at 6:30 PM and make its
final decision on your application at that meeting.
The findings and conditions of approval of the draft resolution together with the staff
report will be forwarded to you on Friday before the Planning Commission meeting.
The Planning Commission's decision shall become effective thirty days after the
adoption of the resolution unless an appeal is filed or the City Council takes jurisdiction
of the case within that thirty (30) day appeal period. (Section 17.54.010(B) of the Rolling
Hills Municipal Code). You or any interested party may appeal Planning Commission's
decision. Should there be an appeal, the Commission's decision will be stayed until the
Council completes its proceedings in accordance with the provisions of the Municipal
Code.
The action of the Planning Commission, accompanied by the record of the proceedings
before the Commission, is tentatively scheduled to be placed as a report item on the City
Council's agenda at the Council's regular meeting on Monday, May 11, 2015.

SUBJECT: ZONING CASE NO. 876 - Lot Line Adj /Site Plan Review/CUP.
Dear Mr. Jankovich,
The Planning Commission scheduled to conduct a field inspection of your property to
view the proposed project on Tuesday, March 17, 2015 at 7:30 AM.
The owner and/or representative must be present to answer any questions regarding
the proposal.
The site shall be prepared a minimum of a week prior to the meeting as follows:
• Delineate the existing property line between the two lots
• A full-size silhouette in conformance with the attached guidelines must be prepared
for THE STABLE INCLUDING THE LOFT, showing the footprint, roof ridges, any
overhangs or porches, wash rack (s), if any, and exterior walls;
• Stake the extent of the corral;
• Stake the front and side setback lines in the vicinity of the project (as if the lots were
merged into one lot)
• Stake the access road to the stable and indicate percent of slope;
• Show the location of any proposed drainage devices
• Stake limits of grading
After the field trip, the next regular meeting of the Planning Commission will take place
on Tuesday, March 17, 2015 at 6:30 PM at City Hall, at which time the Commission will
further discuss your project.

SILHOUETi•h CONSTRUCTION GUIDELINES
A silhouette of proposed construction must be erected the week preceding the designated
Planning Commission or City Council meeting/field trip.
Silhouettes should be constructed with 2" x 4" lumber. Printed boards are not acceptable.
Bracing should be provided.
Lumber, wire or other suitable material should be used to delineate roof ridges and eaves.
Flags in close proximity to each other must be attached to the wire or twine to aid in the
visualization of the proposed construction.
Property lines, setback lines and easement lines must be staked along the areas of
construction. 21/2 - 3' high wooden stakes must be used to delineate the lines. Such stakes must
be flagged and marked on their sides:
• Property line ( red or pink flag)
• Setback line (green flag)
• Easement line (yellow flag)
and remain in the ground throughout the entire review and approval process as well as
during the entire construction process, when required by the Commission.
The application may be delayed if inaccurate or incomplete silhouettes are constructed.
