This is to notify you that the property owners at 71 Crest Road East (Brazy/Luchini)
propose to add 999 square feet to the existing residence, where more than 50% of lineal
feet of the exterior walls of the residence will be demolished and reconstructed within
the existing footprint, (plus the addition). The resulting residence will be 3,109 square
feet with 420 square foot garage. A silhouette of the addition/reconstruction has been
erected for your viewing.
(Recently you received a NOTICE OF PUBLIC HEARING, which was for variances to
construct of swimming pool and trellis in the rear yard setback, which will be considered by the
Planning Commission as a separate matter at another time. This Notification is for the addition
and demolition of more than 50% of the exterior walls, which do not require a public hearing,
unless objections to the addition are submitted to the Planning Department).
Pursuant to Section 17.44.020(E) of the Rolling Hills Zoning Ordinance, City staff has
the authority to approve administratively, (no public hearing), an addition of up to 999
square feet to a residence, where more than 50% of the existing walls are proposed to be
demolished provided that: (a) the neighbors within 1,000-foot radius of subject property
were notified of the project, (b) a silhouette of the proposed project including the
ridgeline was erected for interested parties to view and (c) where no objections were
received or no more than one noticed property submitted a written objection within
fourteen (14) days of the date of the notice.
Any person is welcome to review the subject application and plans at the City Hall
