I assumed that if this case was not appealed to the City Council we could submit a revised study illustrating a relocation of the guest house as per the recommendations .-of:,some of the commissioners. A formal report of the Commission's action as required by Section 17.32.086 of the Municipal Code is contained in the minutes of the proceedings before the Commission. A copy of the minutes will be available to you after approval by the Planning Commission. The decision of the Planning Commission may be appealed by the applicant, pursuant to Section 17.32.140 of the Municipal Code. The Commission continued the matter because it felt that they did not have sufficient data upon which to base the making of a decision. Please provide the following information: 1) Vicinity map, scale 1:200 feet Requested improvements should be dimensioned to property line and residences of all contiguous properties. Easements should be shown and dimensioned on subject property and all contiguous properties, on property line nearest improvements. 2) A topographical map showing contours of the entire lot. 3) Shade all areas that will require cutting and filling. 4) Show all retaining walls and sections through walls, height and elevations. 5) Submit proposed drainage pattern of graded areas. 6) Submit plans which show sections at its highest slope and through other areas where ground is steep, and as many additional sections as necessary to delineate land contours with existing ground. • • Page 2 January 27, 1987) 7) Provide a current survey and grading plan, showing all structures on the property, with their distance from property lines delineated. 8) The distance from the centerline of all existing and proposed streets adjacent to the subject property. 9) The information regarding square footage of the current structure in accordance with City Ordinance No. 188, must be submitted. Also, square footage of proposed structure in accordance with City Ordinance No. 188, should be submitted. 10) A computation of lot coverage in accordance with City Ordinance No. 188 must be submitted. 11) Consider siting the proposed guest house on the easterly portion of the property as opposed to the westerly portion. The aforelisted information is typically the kind of information that is required when an application for a Conditional Use Permit is submitted. Without this information, the Planning Commission is not able to fully evaluate the impact of the granting of the Conditional Use Permit. Your assistance in providing this information is requested.
