A 3,884 sq. ft., one story home now exists on the site which includes a stable and two horses. The lot has been graded at numerous times in the past, according to required engineering standards, with the installation of required drainage structures. No additional grading is needed for this remodeling. The lot does enjoy nice scenic views and the additions planned take maximum advantage of these views. There is a stable on the lower part of the lot which is according to Rolling Hills standards. The east side of the house currently projects into the 50 foot set -back as it was built prior to this requirement. The addition to this portion of the house is not as close to the front property line as the building now exists. See photos of existing house. 21. Surrounding properties are typical Rolling Hills with larger lots all landscaped, some with horses as allowed in Rolling Hills. Many lots enjoy scenic views and the additions planned do not interfere with any one else's view. All the lots, due to the maintenance of very high design and construction standards in Rolling Hills, do enjoy certain cultural, historic and scenic aspects. These additions to this house, along with the removal of certain unsightly aspects (green house and windbreak) will bring this house to those same standards. Many houses on Caballeros and Maverick, due to the topography, fall with -in the 50 foot front set -back, as does this house. This is a historic house, originally built by Cliff May in 1957. It was remodeled by previous owner not to Cliff May standards and this proposed remodeling is specifically designed to bring the house back to Cliff May design requirements. MLW!-1»U0 • • f.
