On October 18, 1987, the City of Rolling Hills Planning
Commission approved Zoning Case No. 287. The approval granted a
conditional use permit for the construction of a tennis court at 25
Crest Road West, Rolling Hills, CA. A condition of the granting of
the conditional use permit was the full screening of the tennis
court through the use of landscaping. To date, the City of Rolling
Hilts Planning Commission has not had landscape plans submitted to
it for review and approval.
Please submit your landscape plans to the City staff by March
6, 1987. The tennis court conditional use permit was granted in
good faith. The applicants agreed to screen said tennis court with
landscaping. The Planning Commissions approval was conditioned by
the applicants assurances that they would screen the tennis court,
with landscaping. Conditional use permits run with the land,
regardless of property ownership. The conditions attached to the
conditional use permit are obligations occurring to all successive
land owners. Therefore, the requirement to submit landscape plans
for review and approval by the Planning Commission is your
responsibility. Your cooperation in this matter is appreciated. If

Dear Dr. Dale:
This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling Hills Municipal Code, that a Conditional Use
Permit for a tennis court has been approved by the City Planning Com-
mission on October 18, 1983 for property at 25 Crest Road West. A
formal report of the Planning Commission as required by Section
17.32.086 of the Municipal Code is contained within the minutes of
the proceedings before the Commission, a copy of which is attached.
The City Council of the City of Rolling Hills reviewed the
action of the Planning Commission on Monday, November 14, 1983,
pursuant to Section 17.32.140 of the Municipal Code. Since no
action was taken regarding the Conditional Use Permit, the decision
of the Planning Commission has been ratified by the City Council.
The project as outlined on Exhibit "A" of Zoning Case No. 287 is
approved, subject to the stated conditions in the minutes.

This letter is to serve as official notice, pursuant to Section
17.32.09.0 of the Rolling Hills Municipal Code, that a Conditional
Use Permit for a tennis court has been approved by the City Planning
Commission for property at 25 Crest Road West. On October 18, 1983
the Planning Commission approved the application made by you for a
tennis court with the specific location shown on Exhibit 'A" attached
to the file of Zoning Case No..287. In rendering a recommendation,
the Planning Commission conditioned the approval on having a land-
scaping plan approved by the Community Association's Landscape
Committee, with particular emphasis to be placed upon screening the
northerly side of the court, the overall fence height to be no
greater than eight (8') feet at any point, and further that the
drainage plan be approved by the City Engineer.
This notice shall serve as a copy of the decision of the Planning
Commission. A formal reportof the Planning Commission's action as
required by. Section 17.32.086 of the Municipal Code is contained in
the minutes of the proceedings before the Commission.
The City Council of the City of Rolling Hills will be reviewing
the action of the Planning Commission on Monday, November 14, 1983
at 7:30 P.M. in the Council Chambers at City Hall pursuant to Section
17.32.140 of the Municipal Code of the City of Rolling Hills to de-
termine whether the action of the Planning Commission should be
appealed by the Council.
