titions for -Addition to_Master Bedroom. and Master Bath into front yard setback.
I. Such change is warranted because (State reasons) The proposed addition
will increase the .appeal and usability of the house. Existing portions of
the house currently extend intn the 30' front vard setback. -The addition
is to the rear of the house and falls in an area already used as a' -patio:
II. Such change is based upon the following described exceptional or extra-
ordinary circumstances or conditions that do not apply generally to other
propertyor class -of use in the -same vicinity and zone--(State--circum=--
stances) The house and area of proposed addition lie downhill from the
street behind a steep slope and are not readily visible from the street.
Therefore, projecting ihto the 30' front ,yard setback should not create
a problem. Alsn, we are not prnjecting further into the front yard than
the existing Family Rnnm.
II._ Such _change is necessary for....the ..preservation _and -enjoyment of a -sub-
stantial property right possessed by other property in the same vicinity
and zone (State reasons) This addition will allow full use of the
Property without interfering with the use or enjoyment of neighboring
property.
IV. Such change will not be materially detrimental to the publicwelfare or
injurious to the property or improvements in such vicinity and zone where
property is located because The proposed -addition will have very
little effect on the public welfare as it causes no material, visual,
or hazardous intrusion into public areas. It will require no change in
grading nor have a major effect on landscapiriq.
