Narch 2, 1961 MAR 13 1961 L .:_ J By 79) As owner of Lot 41, Crest Hills, at 2 Crest Road, West, in the city of Rolling Hills, I request a variance of five (5) feet for the rear yard setback of my proposed residence for this lot, as indicated on the en- closed print of the plot plan. This plot, with the setbacks shown, has been approved by the Architectural Committee of the Rolling Hills Com- munity Association. Since my lot faces a road on three sides, my Architect and I wish to keep a, good setback on all three sides. 0ur front yard setback will be 30 feet in compliance with the Ordinance. The minimum sideyard require- ment of this Zoning Ordinance is 10 feet from the street easement line, (Sect. 1.19A & C, Sect. 1.31, Sect. 3.07). 0n this easterly sideyard we propose to provide an additional 15 feet, giving here a 25 foot setback. At the rear yard setback, which the Ordinance requires to be 30 feet, (Sect. 1.19B, Sect. 1.30, Sect. 3.06), we propose to pro- vide much more than this across the length of the Terrace. However, two corners of the residence would be 25 feet from the street ease- ment line at Cinchring Road. The only lot across Cinchring Road (the Chase's) has the residence located quite distant from the road. I feel that my lot, surrounded on three sides by roads, constitutes an exceptional condition not generally found in surrounding lots in this vicinity, and request that the setback for my property facing Cinchring Road be reduced five (5) feet to a twenty-five (25) foot minimum as shown on my enclosed plot plan, and that the corner of one eave be al- lowed to project 6'-6" into the setback in lieu of the 4'..0" allowed by the Ordinance, (Sect. 5.01), in order to adequately protect a glass door opening on the Terrace. I consider that the spirit of the Ordinance in this particular instance is not violated, and that no injustice will be done any of the neighbor- ing properties if this variance is granted. The attached list of names of adjacent property owners within 500 feet is submitted in accordance with the requirements of the Ordinance. Very truly yours, Gerald B.
