Good afternoon,
Kim, I looked at your application and have few comments;
See the attached sheets;
1. My addition on p. 10 equal to 8,367sf of structures not 8,596; am I
missing something?
2. Is the patio area covered? If yes, it needs to be shown with the
structures (p.10); if not, then on the next page with patio- is this what
the 20 additional sf is for?
3. Is there any pool decking? If yes, include in the calcs for pool decking
4. Show on the plan the future stable and corral and access thereto (min.
450sf stable and min 550 sf corral.) Cannot be in front of the house
5. The plan needs to show setbacks:
Front 50' from the north property line
Sides 35' from the side lines (RAS-2 zoning district requires 35'side
setbacks)
Rear- no need to show
6. If your client will be re -doing the landscaping and/or introducing new
landscaping for an area of 2,500sf or greater (of old and new) then the
water efficient landscape ordinance requirements must be met Chapter 13.18
of The RH Municipal Code. (Flyer and Instructions for submittal are
attached.)
Thanks

RE: DISCHARGE OF POOL WATER
Dear Mr. and Mrs. Goldstein:
Your contractor has recently obtained a building permit for a swimming pool. As you
know your property slopes downwards and abuts the City of Rancho Palos Verdes Land
Conservancy.
The City of Rolling Hills, as part of an effort to meet the requirements of the National
Pollutant Discharge Elimination System, strives to reduce the amount of pollutants in
storm and other water runoff to the maximum extent practicable and avoid saturation of
canyons, which in the long run could result in failure. Pool water drained onto a street or
a canyon ultimately ends up in the natural drainage course and canyons of the City, which
lead to the ocean. Therefore, we would like to advise you that when in the future it
becomes necessary to drain the swimming pool please do not drain the pool water into
the street or canyon. The City strongly recommends that pool water be removed by a
tank truck. You may want to contact a pool contractor or septic tank company for
assistance.
Thank you for your cooperation. Should you have any questions, please do not hesitate to
call me at (310) 377-1521.
Si ce ely,
Yo anta Schwartz

On Friday, Oct 9 a civil eng. Came by to have drainage repairs approved and grading of
slope. Drainage was approved however, no grading is allowed, without PC approval,
unless meet the conditions for over -the counter grading approval.
10/12/09
Called John Mackenbach, contractor, regarding grading. Informed him of the City's
regulations, where over -the counter approval may be allowed of up to 2,000 sq.ft.
disturbance and/or cut or fill of not to exceed 3-feet.
I told him no to grade or disturbed anything on the property w/o checking with City. Also
reminded him that the City does not allow import/export of dirt, not even from/to
properties within the City.
