48, 5 foot setback in side yard, Resolutions & Approval Conditions• • BEFORE THE PLANNING.COMMISSION OF THE CITY OF ROLLING HILLS, COUNTY OF'LOS ANGELES, STATE OF CALIFORNIA In the Matter of the Application of RAYMOND P. SCHAEFER Lot 19, Eastfield (RS 58,.6/10) ZONING CASE NO. 48 FINDINGS AND FORMAL REPORT The application of Raymond P. Schaefer, Lot 19, Eastfield Tract, for a side yard variance, came on for hearing on the 25th day of August, 1964 at the hour of 8:00 P.M., at the City Hall of the City of Rolling Hills, California, and the applicant having submitted evidence in support of his application, the Planning Commission, being advised, now makes its Findings and Formal Report as required by the Ordinances of the City of Rolling Hills, California, I. The Commission finds that the applicant, Mr. Raymond P. Schaefer, is the owner of that certain real property described as Lot 19, Eastfield, located in the City of Rolling Hills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33, of the City of Rolling Hills, California. II. The Commission further finds that no person appeared at said public hearing in opposition to the application for a variance and that no evidence was received by the Commission in opposition thereto. III, The Commission further finds that the proposed residence addition will extend five (5) feet into the side yard of said lot and the overhang will project 12 inches further instead of the twenty-five (25) inches for the overhang permitted by said Zoning Ordinance, and further finds that by reason of fifteen (15) foot easements on said Lot 19 which are wider than those on lots of comparable size and frontage in the same area, the variance should be granted • to the applicant in order to preserve substantial property rights possessed by other property in the same vicinity and zone, and that the granting of such variance will not be materially detrimental to the public welfare or injurious to property or improvements in such vicinity and zone in which applicant's property is located. IV. From the foregoing it is concluded that a variance should be granted by the Planning Commission of the City of Rolling Hills to Raymond p. Schaefer, of Lot 19, Eastfield, in accordance with the Plot Plan marked Exhibit I on file in these proceedings, and it is, therefore, so ordered.
