This is to advise that a Variance from front setback
requirements for a residence addition at 64 Eastfield Drive,
Lot 106-EF in the City of Rolling Hills was approved for Dr.
and Mrs. Mehdi Hemmat by the Planning Commission on December 18,
1984 and by the City Council on January 18, 1985.
'Please call this office if you have any questions about
the variance, which applies to conversion of an existing two
car garage to a third garage. The house complied with the 30'
setback which was in effect when it was built, and the new
garage will be within the present 50' front setback requirement.

This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling'Hills Municipal Code, that a Variance for
front setback requirements for a residential addition to your home
on Lot 106-EF, located at 64 Eastfield Drive, was approved by the
Planning Commission on December 18, 1984.
The City Council of the City of Rolling Hills reviewed the action
of the Planning Commission on Monday, January 14, 1985, pursuant to
Section 17.32.140 of the Municipal Code. Since no action was taken
by the Council regarding the variance, the decision of the Planning
Commission has been ratified by the City Council, and the encroach-
ment by the residence addition, as outlined on a plan submitted for
Zoning Case No. 306, is approved.

front setback requirements for an addition to an existing structure
located thirty feet from the road easement line on Lot 106-EF, at
64 Eastfield Drive, was approved by the Rolling Hills Planning Com-
mission on Tuesday, December 18, 1984.
This notice shall serve as a copy of the decision of the Planning
Commission. A formal report of the Planning Commission's action as
required by Section 17.32.086 of the Municipal Code is contained in
the minutes of the proceedings before the Commission.
The Planning Commission's decision will be reported to the City
Council at the next meeting on Monday, January 14, 1985 at 7:30 p.m.
in the Council Chambers of the City Hall, pursuant to Section 17.32.140
of the Municipal Code.
