Such change is warranted because (State reasons) this is the most logical location for a Maid's Room. The proposed addition does not extend beyond the line of the existing house in the southerly direction. ILLSuch Change is based upon the following described exceptional or extraordinary circumstances or conditions that do not apply generally to other property or class of use in the same vicinity and zone. (State circumstances) The existing house was built in 1950 (before 1957 incorporation of the city) when the minimum distance from the side property line to the house was 25 feet. Therefore a por— tion of the south side of the house projects into the 10 ft. sideyard. III.Such change is necessary for the preservation and enjoyment of a substantial property right possessed by other property in the same vicinity and zone. (State reasons) The change is necessary to permit construction of a Maid's Room in a location that relates best to the existing floor plan of the existing house. 0ther properties in the same vicinity and zone have easements as small as 10 feet. The easement in the subject case is 25 ft. and the proposed Maid's Room comes to a point 5Aft. from the easement line, or a h ft. intrusion into the ]_0' sideyard. IV. Such change will not be materially detrimental to the public welfare nor injur- ious to the property or improvements in such vicinity and zone where property is located because the only lot possibly affected is Lot 254 to the south. This lot is undeveloped and the property rises toward the south. The most likely site placement of a house on this property will be at the higher elev. a.tion at the south side of the property. The proposed Maid's Room will likely not be visible from Lot 25G. because of existing shrubs and trees along the subject property line. (If additional space is needed, use reverse side of sheet)
