(If .additional space is needed, use reverse side of sheet.) ..1 4110 PLA NNING COMMISSION CITY OF ,ROLLING HILIS Such change is warranted because the proposed indoor swimming pool addition would be looted partially within the 10 foot sideyard setback on the south side of the property, which already has the required 10 Moot utility easement. Such change is further warranted by the exceptional condition that the added easement would be basically unusable for a road or a bridal path, because the steep slope below the brow of the hill makes either use impractical. Such change is further necessary for thepreservation of a substantial property right possessed by other property in the same vicinity for the following reasons: 1. the usuable space in the rear of the present building and the rest -lotion of the building space is such that the garden space is already limited. Moving inside 5 foot further would create 400 more square feet of unusable space behind the proposed addition. This would make the existing garden space even more limited. 2. it is necessary to place the swimming pool in its proposed loaction in order to obtain a full 40 foot length pool. Moving the proposed addition further north would result in a shorter, less usable pool. 3. it is more desirable to locate the proposed addition so that it will not project into the present view from the existing building. Please see the submitted plot plan showing the existing view. Such change will not be materially detrimental to the public welfare or injurious to the property or improvements in the vicinity for the following reasons: 1. the proposed indoor pool addition is placed in a lo- cation away from the street side of the house, and it does not project into the view from the street approach. 2. the proposed addition enlarging the existing house will enhance the appearance of the house by being consistent with the ranch house type construction. This is made possible gy the proposed location which affords an opportunity to lower the level of the pool deck so that the enclosure can be kept low and in conformity with the present ranch house construction. 3. the Purnell property, shown on the submitted plot plan, is the only other building or improvement near the proposed addition. The farther north the proposed addition moves, the more the roof covering will pro- ject into the present view area of the Purnell house. Both Mr. and Mrs. Godfrey Purnell agree with this, and they both indicate full approval of the proposed addition and location, now submitted for your approval.
