11 The application of Mark M. Friedman, Lot 53, Southfield,
12 for a variance, came on for hearing on the 26th day of June, 1962,
13 at the hour of 8:00 P.M., at the City Hall of the City of Rolling
14
Hills, California, at which time the applicant submitted

evidence in support of his application. Thereafter, the Planning

Commission continued the hearing on the application to
17
18 August 28, 1962, in order that the Planning Commission could
19 make a personal inspection of the property, and the Commission
20 now having made said inspection and being fully advised, now
21 makes its Findings. and Formal Report as required by the Ordinances
22
of the City of Rolling Hills, California.

The Commission finds that the applicant, Mark M. Friedman,
26 is the owner of that certain real property described as Lot 53
27 of Southfield, located in the City of Rolling Hills, California,
28 and that notice of the public hearing in connection with said
29 application was given as required by Sections 8.06 and 8.07 of
30
Ordinance No. 33 of the City of Rolling Hills, California.

10 the terrain of the southerly easement of said Lot 53 being too

16 detrimental to the public welfare or injurious to property or
17 improvements in such vicinity and zone in which applicant's property
18 is located, and that there are exceptional and extraordinary
19

That no person appeared at said public hearing in
opposition to the application for a variance and that no evidence
was received by the Commission in opposition thereto.
III.
The Commission further finds that the proposed residence
addition of application is to be located twelve (12) feet from
the side line of said Lot instead of twenty (20) feet as required
by said Zoning Ordinance, and further finds that by reason of
steep for use as a bridle trail, the variance should be granted
to applicant inorder to preserve substantial property rights
possessed by other property in the same vicinity and zone, and
that the granting of such variance will not be materially
circumstances and conditions by reason of physical location and
terrain of said Lot 53 which do not apply generally to other
property in the same vicinity and zone.
IV.
From the foregoing it is concluded that a variance
should be granted by the Planning Commission of the City of
Rolling Hills to Mark M. Friedman on Lot 53 of Southfield in
accordance with the Plot Plan marked Exhibit A on file in these
proceedings, and it is, therefore, so ordered.
