Resolution No. 91-28: A Resolution of the Planning
Commission of the City of Rolling Hills granting a
Variance to encroach into the side yard setback to permit
the enlargement of an existing master bedroom in a single
family residence.
BACKGROUND
1. The applicants are requesting a Variance to encroach up to 7
feet into the side yard setback to permit a 62 square foot
enlargement of an existing master bedroom.
2. The existing house and detached garage were built in 1951.
A Variance was granted by the Planning Commission on May 30,
1991 to encroach up to 24 feet into the front yard setback to
permit 379.5 residential additions and a 220 square foot garage
addition.
3. The applicants propose to align the new bedroom addition with
the existing south wall of the residence. The addition itself
will extend the bedroom 5 feet west.
4. Grading will not be required to construct the bedroom
addition.
6. The structural lot coverage proposed is 8.9% and the total lot
coverage proposed is 12.6%.
7. The structural building pad coverage proposed is 22.1%.
RECOMMENDATION
It is recommended that the City Council receive and file the
subject Resolution No. 91-28.

DISCUSSION
1. The Planning Commission viewed a silhouette of the proposed
addition at a field trip on October 5, 1991.
2. The applicants are requesting a Variance to encroach up to 7
feet into the side yard setback to permit a 62 square foot
enlargement of an existing master bedroom.
3. The existing house and detached garage were built in 1951.
