At the City Council Meeting of January 26, 1987, you, as
applicants in Zoning Case No. 336, agreed to have the matter
referred back to the Planning Commission; for the purpose of having
the Commission consider a revised site plan for separate stable and
recreation facility buildings.
When you have completed revised building plans for the stable
and the recreation facility structures, please submit them to the
City's planning staff. The staff will then notice the public
hearing; whereat, the Planning Commission will consider the revised
plans.
If you have any questions regarding this matter, please

Due to the fact that I am on call at the hospital tonight
and am unable to attend this meeting„ I hope this letter will
communicate rely feelings.
As I stated at the last Planning Commission meeting
regarding the Caldwell plans, my stance is the same, if not more so.
I do Trish that if my statements were recorded at that time, that
they be repeated at this time.
In addition, the Cald.wells have not used their existing
facilities to house horses while all of his predecessors have, why
should he have a sudden "changeof heart"? This question was
answered by a contractor who once worked for Mr. Caldwell, in his
statement to my wife and me after the last meeting.
Mr. Caldwell has no intention of using the proposed
building for horses. My understanding is that he plans to use the
facility to house a car collection and use the horse trail as a
driveway. Incidentally, the horse trail is now being used by the
gardener for their trucks - I am sure you have noticed.
In actuality this is a three level structure and not a
two level if you consider the racket ball court as another level
adjacent to the building.
To allow this sham to occur is not only in violation of
our code, but also a defacement of terrain as Mrs. Saffo related
in her communication at the last meeting.

This letter is to serve as official notice that at the meeting
of the City Council on January 12, 1987, the Council reviewed the
decision of the Planning Commission on December 16, 1986, regarding
Zoning Case No. 336, an application for a Conditional Use Permit
for a recreational facility, and a Variance of height limitation
requirements on your property (Lot 57A-1-MS), at 1 Georgeff Road,
Rolling Hills, California.
0n December 16, 1986, a request for a Conditional Use Permit
for a recreational building and Variance of height limitation
requirements was approved by the Planning Commission on a 3-2 vote,
with the findings and conditions.
At the January 12, 1987 meeting of the City Council, the
Council decided to take jurisdiction of the matter, pursuant to
Section 17.32.140 (C) of the Municipal Code. A public hearing has
been scheduled, when the matter will be considered. To wit, at
the City Council meeting on January 26, 1987, a public hearing on
Zoning Case No. 336 will be heard. A field trip may be scheduled
to conduct an on -site investigation of the requests embodied in
the application on your property at 1 Georgeff Road.
Copies of the minutes of the Planning Commission meeting on
December 16, 1986 and the findings and report relative to your
property are enclosed for your information. Please do not hesitate

Dear Planning Commission:
We are very concerned about the above requests. As
near as we can tell, the proposed structure will be highly
visible from our home and pool area. Our present, view
consists of the field and riding trail. We are accustomed to
that natural Rolling Hills country vista and the lack of
activity other than the horse trail and nature in that area.
We have a strong desire that our view and that use not be
disturbed.
Unfortunately we will not, be able to attend the
hearing tomorrow evening because of a preexisting committment.
However, we hope that this letter will become a part of the
record and that the requests will be denied to preserve the
country character of the community and the long established
natural setting surrounding our property.

This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling Hills Municipal Code, that a Variance from
the height limitation provision pertaining to buildings that exceed
one story, and a Conditional Use Permit for a detached recreation
facility on lot 57A-1-MS, located at 1 Georgeff Road, was approved
by the Planning Commission on Tuesday, December 16, 1986. A full
report of the Commission's action, as required by the Municipal Code,
will be contained in minutes of the meeting.
The Planning Commission's decision will be reported to the
City Council, pursuant to requirements of the Municipal Code, Section
17.32.090, and will be placed on the agenda of the Council's regular
meeting on Monday, January 12, 1987, pursuant to Section 17.32.140
of the Municipal Code. Please call this office if you have any
