THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS DOES HEREBY FIND, RESOLVE AND ORDER AS FOLLOWS: Section 1. An application was duly filed by Mr. and Mrs. Philip Cho with respect to real property located at 25 Portuguese Bend Road (Lot 89-A-RH) requesting a revised determination from the Planning Commission in respect to the location of the rear yard. Section 2. On April 18, 2000 the Planning Commission adopted Resolution No. 2000-09 determining the front, side and rear yards on subject property. The rear yard was determined to be located at the north side of the lot at the northern terminus of Pheasant Lane. Section 3. The Planning Commission considered the request at a duly noticed meeting held on July 19, 2005 and at a field trip visit on August 16, 2005. The applicants were notified of the meetings in writing by a first class mail. Evidence was heard and presented from all persons interested in affecting said proposal and from members of the City staff and the Planning Commission having reviewed, analyzed and studied the request. The applicants and their representatives were in attendance at the meetings. Section 4. The Planning Commission hereby determines that the rear yard is located at the northwesterly side of the property, along Pheasant Lane, and the north side of the property at the northern terminus of Pheasant Lane, previously determined to be the rear yard is the side yard. The Planning Commission will review and consider the draft resolutions, together with conditions of approval, at an upcoming meeting on September 20, 2005 and make its final decision on your application for determination of the rear yard and construction of a guest house, game court and additions to the existing residence. The findings and conditions of approval of the draft resolutions will be forwarded to you before the Planning Commission meeting. (Lot 89-A-RH) The Planning Commission will conduct a field visit of the above -mentioned zoning cases on Tuesday. Auaust 16. 2005. The Planning Commission's schedule is to visit four other properties beginning at 4:00 p.m. and then proceed to 25 Portuguese Bend Road. Please expect the Planning Commission and staff at about 5:20-5:30 p.m., unless unforeseen circumstances at the other properties either delay or speed up the visit. You or your representative(s) must be present to answer any questions. The site must be prepared according to the following requirements: A. Stake/delineate the existing and proposed 50-foot rear yard setback; B. A full-size ground silhouette in conformance with the attached guidelines must be prepared for all of the proposed structures showing the footprints and ridge heights, including the future stable; C. Show/delineate the access to the future stable; D. Delineate with tape and show height of the proposed covered porches, and with different color tape trellis (es), if any, and porte cochere, if any; E. Stake the side property line and side setback line in the area of the proposed sports court;(as it appears after the lot line adjustment); F. Stake the sports court; G. Indicate (i.e. with a ribbon), which trees, shrubs and other vegetation will be removed as a result of this project; H.
