Below are responses to your comments for the first review of the Planning Documents for 9 Johns
Canyon; I will submit revised plans on Monday and come to review the project with you on Tuesday or
Wednesday:
1. Provide owners' signatures and initials on application
• 1 will have owners come down and sign applications.
2. Provide payment of $2,250
• 1 will have owners come down and pay.
3. Provide elevations of all sides of the proposed garage
• Please see revised plans.
4. Provide a floor plan of the garage. There are extensions at west and east ends of the garage
that do not appear to be used for parking. Indicate the use of these areas.
• The extensions will be used for storage and tools. Please see floor plan included
in revised submittal.
5. Why is the walkway behind the garage necessary? It necessitates more grading and would
add unnecessary hardscape.
• It is required by the City Code to have a minimum 4' pathway around all
structures so we are complying with that. It is also required by the Fire
Department to have a minimum 5' walkway around structures. Pathway is also
DG material so it is not hardscape and is pervious.
6. Indicate the location of grading, both cut and fill.
• See included color plan showing cut / fill and site sections on sheet C2.0
7. Label the distance from the proposed garage to the house
• See revised plan; garage to house=17'.
8. Show drainage patterns for disturbed areas
• See revised plan
9. Provide soils, geology, hydrology/drainage reports
• Updated reports will be provided to City after Planning Department has approved
project.
10. Show the location of utility poles, if any
• See revised plan
11. If known, show the location of the septic tank
• See plan for existing septic system. New garage is being constructed over
existing system so a new septic system will need to be located after Planning
Department has approved project.
12. Label the slope (in % and sq. ft.) of the driveway and any uncovered parking areas
• See revised plan
13. Provide pictures of the areas affected, particularly the area for the proposed garage
• See attached photos, although not typically required.

noted above and finds that the information submitted is:

consideration by the Planning Commission at their meeting on Tuesday, April 17, 2018, at
6:30 PM in the Council Chambers, Rolling Hills City Hall Administration Building, 2
Portuguese Bend Road, Rolling Hills.
