Julia,
Below are responses to John Signo's preliminary review of the project for 26 Middleridge Lane South in
Rolling Hills. Please review and let me know if you have any additional questions.
1. Provide owners signatures and initials on application
See revised / signed applications
2. On the Overall Site Plan (Sheet CO.0):
a. Indicate the structures in the northwestern corner of the property. There appears to be a
staircase leading to a patio area and a trellis (to be removed as identified on Sheet C1.0).
Correct; staircase and concrete patio along with trellis to be removed. All shown on CO.0
and Enlarged plans
b. Label the small rectangular structure in the northwestern corner abutting the roadway
easement and property line.
Concrete Catch Basin
c. Identify the walls in the front yard. Are these walls existing? If proposed, are they higher
than 3 feet?
All walls in front yard are existing. Driveway wall is -30" and other walls are close to the
same height. Only proposed walls are below raised deck and future walls for stable set -
aside.
d. Identify the structure east of the garage. It is labeled as an 82 s.f. shed on Sheet C1.0 but
must also be labeled on Sheet CO.0.
Structure is a shed. Now labeled on CO.0
e. Label the 57 s.f. shed next to the new raised deck (it is labeled on Sheet C1.0).
Added label on CO.0
f. Show and label the following (if applicable):
i. Service yard
Behind garage
ii. Air conditioning unit
In Service yard
iii. Utility panels
Attached to garage
iv. Above -ground utility lines (if existing)
Unknown
3. Make sure the Enlarged Site Plans (C0,1, C1.0, and C1.1) are consistent with the Overall Site
Plan (Sheet CO.0).
Noted see updated sheets
4. On Sheet C1.1:
a. Label both future retaining walls (only the southern wall is labeled "2.5' max height
See revised plan for "future" callout
b. The northern wall appears to have a maximum height of 3.0'. Is this correct?
Yes- all future walls for stable set -aside are 3' max and 2.5' average
c. Label the dashed line that encompasses the future stable and corral set -aside. Does this
depict the pad area and disturbance?
Limit of grading
5. On Sheet CO.2
a. Label all structures as described above so that all sheets are consistent.
Boit° 'Engineering Cor oralpn
Noted; see updated sheets
b. The legend seems to be incorrect (possibly wrong colors or overlapping lines). The
existing disturbance and existing pad are not shown.
c. The cut and fill areas are not shown.
See updated plan showing cut / fill
6. Pad 1: House Pad calculations
a. The calculations show the House Pad to be expanding by 595 square feet. However, the
disturbed area for the property does not change. How can this be?
Existing disturbed area extended past existing house pad so even though we are adding
the deck which increases the house pad, there is no new disturbance.
7. Roof elevation:
a. Correct the ridgeline height on all elevations to show existing and proposed. Currently,
the plans show the maximum ridgeline to be 804.27' on both the existing and proposed
plans (Sheets A-3 to A-8).
Please see revised plans which show corrected new ridge elevation of 805.08'.
8. Calculation of Lot Coverage:
a. The calculations show an existing 545 s.f pool/spa, 100 s.f. pool equipment, and 1,300
pool decking. Show these on the site plan.
Currently shown on the enlarged site plan but now added to CO.0.
b. On the "Grading and Excavation Information" page at the bottom, it gives elevations for a
guest house. This seems to be in error since there is no guesthouse.
This was in fact an error and has been removed
9. Provide photos
Will email photos of deck as requested
10. Pay the fee: $2,325
Owner will come down and pay fee
Feel free to contact me directly with any questions / concerns regarding the project.

Subject: 26 Middleridge Lane South 1st Planning Submittal
All,
Please find included in this submittal package a Site Plan Review Application, Variance
Application, Lot Coverage Calculations, Site Plan Set, and Color Plan. We request that we be
placed on the first available Planning Commission Agenda, which with our submittal timeline
we believe to be the October 23rd meeting. I will submit a copy of the architectural plans when
our office receives them from the designer. While you review these plans I will begin the
process of obtaining mailing labels, per my conversation with Julia earlier this week, and I will
have the owner sign the applications after your first review. I will be in LA August 21-23 if you
would like to meet to discuss the project at that time or you can call me at my office at your
convenience at (916) 790-8550.
