of the City of Rolling Hills. Both sites are flat and do not pose a
view problem to any Rolling Hills property holder.
Will the proposed use be compatible with the uses in the surrounding area, and if so,
why?Both structures are currently approved and built on many of the
adjacent and near -by residences. The pool house elevations have been
approved by the Rolling Hills Architectural Committee.

The following information must be included on any plan submitted for checking to the
Rolling Hills Planning Commission for:

Show the following:

C. Does the site development plan follow natural contours of the
site to minimize grading; extensive grading and recontouring of
existing terrain to maximize buildable area shall not be approved?
Graded slopes shall be rounded and contoured so as to blend with
existing terrain. Grading shall not modify existing drainage or
re -direct drainage flow unless into an existing drainage courses.
Explain the nature and extent of the impact of grading and proposed
minimization measures.
The picposed- ro4ect follows the Av Q+-i nct i-rnngraphy and
very minimal grading is required. The existing drainage system
will not have to be altered because of this development.
D. Does the site development plan preserve surrounding native
vegetation and supplement it with landscaping that is compatible with
and enhances the rural character of the community? Landscaping
should provide a buffer and transition zone between private and
public areas. Explain how the project preserves native vegetation,
integrates landscaping and creates buffers.
There will be no alteration of existing vegetation. The
finished landscaping will conform in all aspects to the approved
landscape plan.
E. Does the site development plan substantially preserve the
natural and undeveloped state of the lot by minimizing building
coverage? Lot coverage requirements shall be regarded as maximums
and the actual amount of lot coverage permitted should depend upon
the existing buildable area of the lot. Explain how the lot coverage
proposed compares with lot coverage square footage and percentages on
neighboring lots.
The proposed development lies on a nearly flat, fully buildable
2.55 acre lot. The total coverage of the lot will be only 25.76%.

The open areas compare very favorably to the neighboring site uses.
F. Is the site development plan harmonious in scale and mass with

setbacks of neighboring properties.
The proposed project has been designed to take advantage of the
existing topography of the lot and the adjacent neighborhood.
