The project site occupies a net lot area of 93,218 sq. ft. in Rolling Hills. Topography is generally flat, with slopes ranging from 0-7%. Existing soils are adequate to stabilize proposed construction. Two structures currently exist on site: a residence and swimming pool, each of which were approved in March, 1988. There are no plants, animals, cultural, historical, or other considerations which would require mitigation due to construction of the proposed guest house. The design, location, and intended use of the project are fully commensurate with those on the subject property and will thoroughly integrate with the objectives and character of the surrounding community. 21. Surrounding properties consist of single family, residential developments similar in lot size to that of the subject property. The scale of development for all surrounding properties meets those standards required by code for zone RAS-2, and is reflected on the attached vicinity map and county assessor's map. There are no plants, animals, cultural, historical, or other consider- ations which would be adversely affected by construction of the proposed guest house.
