397, Extend kitchen area 82 sq ft, , Staff Reports• • STAFF REPORT DATE: September 6, 1989 TO: PLANNING COMMISSION FROM: STAFF SUBJECT: ZONING CASE NO. 397; Consider amendment to Resolution of approval; Variance to encroach into required front and rear setbacks for property located a 0 Open Brand Road, Lot 109-EF; Owner: Dennis Moore DISCUSSION The Planning Commission, at an adjourned meeting held July 8, 1989, adopted a Resolution of approval for Zoning Case No. 397 to permit encroachment into the required front yard with an addition to the garage and enclosure of the breezeway between the house and garage. Staff, in reviewing recent plans submitted to the Association Architectural Committee, noted a proposed bath addition which encroaches into the required rear yard setback a small portion. In reviewing case file plans submitted with the original request, Staff ascertained that this proposed addition was included on said plans. This rear addition was correspondingly evaluated by the Commission and apparently supported at the June 20, 1989 regular meeting. RECOMMENDATION Staff recommends that the Planning Commission amend the Resolution of approval by verifying the necessary findings set forth by the zoning ordinance and inserting the appropriate language within said Resolution.
