Dear Mr. Douglas:
This letter shall serve to notify you that the City Council at their regular meeting on February
9, 2009 received and filed the Planning Commission resolution granting your request in
Zoning Case No. 766.
The decision shall become effective thirty days after the adoption of the resolution by the
Planning Commission, unless an appeal has been filed to the City Council within that thirty
(30) day appeal period. (Section 17.54.010(B) of the Rolling Hills Municipal Code). Should
there be an appeal, the Commission's decision will be stayed until the Council completes its
proceedings in accordance with the provisions of the Municipal Code.
Before this case takes effect you are required to record an Affidavit of Acceptance Form
toaether with the subiect Resolution in the Office of the County Recorder. Please make a
copy of the Resolution for your files.
I am enclosing a copy of RESOLUTION NO. 2009-01, specifying the conditions of approval
set forth by the Planning Commission and the approved Development Plan to keep for your
files. Please complete the enclosed AFFIDAVIT OF ACCEPTANCE FORM, have the
signature(s) notarized, and forward, (or hand deliver), the completed form and the Resolution

Acceptance and the Resolution are recorded and received by the City and after any
conditions of the Resolution required prior to issuance of building permits are met, such as
submittal of a landscaping plan for the graded areas.
The approval of this project is valid for two years. Therefore, construction must commence
within that two-year period, unless an extension is requested and approved by the Planning
Commission prior to expiration of this approval.

ZONING CASE NO. 766 Request for a SPR, CUP and a VR for tennis court.
Dear Mr. Douglas:
This letter shall serve to notify you that the Planning Commission adopted a resolution on
January 20, 2008 granting your request in Zoning Case No. 766. A copy of the resolution was
mailed to you prior to the Planning Commission meeting. The Commission imposed
conditions, which you should review prior to the City Council taking action on this case. The
Planning Commission action, accompanied by the record of the proceedings before the
Commission will be reported to the City Council on February 9. 2009 at their regular
meeting beainnina at 7:30 PM. You or your representative should be present to answer
any questions the Council may have.
The Planning Commission's decision in this matter shall become effective thirty days after the
adoption of the resolution by the Commission, unless an appeal has been filed or the City
Council takes jurisdiction of the case within that thirty (30) day appeal period. (Section
17.54.010(B) of the Rolling Hills Municipal Code). Should there be an appeal, the
Commission's decision will be stayed until the Council completes its proceedings in
accordance with the provisions of the Municipal Code.
If no appeals are filed within the thirty (30) day period after adoption of the Planning
Commission's resolution, the Planning Commission's action will become final and you will be
required to cause to be recorded an Affidavit of Acceptance Form together with the subject
Resolution in the Office of the County Recorder before the Commission's action takes effect.
No building permits will be issued, until all conditions of the resolution that are to be met prior
to obtaining a grading/building permit are actually complied with, which among others include
recordation of the Affidavit and the Resolution.
The staff report to the City Council, together with the Resolution will be mailed to you on
Friday, February 6, 2009. Following the City Council's action, I will forward to you instructions
for recordation of the Affidavit Of Acceptance Form and the Resolution.

meeting on December 9, 2008 to direct staff to prepare a resolution to approve your
request in Zoning Case No. 766 with conditions. The Planning Commission will review
and consider the draft resolution at an upcoming : meeting on January 20, 2009 and
make its final decision on your application at that meeting.
The findings and conditions of approval of the draft resolution will be forwarded to you
and your representative before the Planning Commission meeting.
The decision becomes effective thirty days after the adoption of the Planning
Commission's resolution unless an appeal is filed or the City Council takes jurisdiction of
the case within that thirty (30) day appeal period. (Section 17.54.010(B) of the Rolling

Commission, is tentatively scheduled to be placed as a report item on the City Council's
agenda at the Council's regular meeting on Monday. February 9. 2009.

Youlr request for permission to perform work over our sanitary sewer easement is
approved in accordance with the following conditions:
1. :Obstructing access to facility is prohibited. No object which is difficult of removal
shall be located over the sewer easement as to interfere with the ready access to
sewer facilities. (Section 20.24.140). See enclosed 'Waiver and Agreement" for
recordation.
2. Any damage to the sewer line shall be the responsibility of the contractor/owner. All
grading and construction occurring over and the vicinity of the existing sewer shall
be performed in the presence of a County inspector.
3. Access to sewer manhole within the property must be provided at all times.
4. Final approval from this office is subject to conditions in items 2, 3.
5. Cross-section showing depth of sewer line in relation to court surface is required on
the grading plan.
6. The following signature block should be shown on the grading plan.
7. ; Show manhole stationing and project identification number for the existing sewer
line along the easement on the grading plan.
