Dear Mr. Zappas:
This letter will serve as notice pursuant to Section 17.32.090
of the Rolling Hills Municipal Code relative to a decision of the
Planning Commission on Zoning Case No. 281. The Planning Commission
denied your request for a Conditional Use Permit for guest quarters
and a Variance for location in the front yard, on September 21, 1982.
This notice shall further serve as a copy of the decision of the
Planning Commission. The formal report of the Planning Commission as
required by Section 17.32.086 of the Municipal Code Li contained in
the minutes and tapes of the proceedings before the Commission.
On Monday, October 11, 1982 the City Council of Rolling Hills
will review the decision of the Planning Commission pursuaht to
Section 17.32.140 of the Municipal Code to determine if theaction
of the Planning Commission should be appealed by them.
If you choose to do so, you may appeal the action of the Planning
Commission within 20 days from filing of this notice.An application
and fee to appeal can be submitted to the City Clerk within the time
specified.

Zoning Case No. 281
Dear Mr. Zappas:
The City Planning Commission of Rolling Hills on
August 17,.1982.continued Zoning Case No. 281 relative to'
your property at 2 Blackwater Canyon Road. The requested
zoning case is for..a front setback Variance and Conditional
Use Permit relative to the, construction of guest quarters.
ThePlanning Commission is concerned about the size of the
guest quarters and has requested reduction to a range of
generally 600 square feet and architectural treatjlinents
applied to the area adjacent to Blackwater Canyon. These
treatments mayinclude windows _and other forms of breakup.
During their discussions, the Commission also expressed
concern over the height of the proposed addition in relation
to the existing garage and roof line. An excerpt from the
minutes is attached for your review.
The Planning Commission -requested that the modifications
be included in revised drawings and submitted to the City of
Rolling Hills. for review prior to the Planning Commission`.s.
continued hearing of this matter on September 21, 1982.
