Subject: Zoning Case No. 320
Dear Mr. Zappas•:
A letter was sent to you on February 28, 1986 advising of the
Planning Commission's approval of a Variance of front yard require-
ments and a Conditional Use Permit for construction of a guest
house on your property, Lot 75-RH, subject to conditions recommended
by the Planning staff. The Planning Commission'saction was reported
to the City Council at a regular meeting on March 10, 1986, pursuant
to Section 17.32.140 of the Municipal Code. Since no action was
taken by the Council regarding the approval, the decision of the
Planning Commission has been ratified by the City Council, and the
Variance and Conditional Use Permit for construction of aguest
house in accordance with the conditions of approval for Zoning
Case No. 320, which were previously sent to you, are approved.
An acceptance form, as required by Ordinance No. 207, is
enclosed. Please complete the form, have the signature notarized,
and forward it to the County Recorder's office, Room 15, 227 North
Broadway, Lo-s Angeles, CA 90012, with a check in the amount of
$7.00. When the Affidavit of Acceptance, duly executed and recorded,
has been returned to the City, the Los Angeles County Department of
Building and Safety will be notified that a permit can be issued.

Dear Mr. Zappas:
This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling Hills Municipal Code, that a Conditional Use
Permit for construction of a guest house on your property was approved
by the Rolling Hills Planning Commission on Tuesday, February 18, 1986,
subject to conditions recommended by the Planning staff. The conditions
of approval include compliance with the standard conditions of approval
for a guest'house, and further, that the plan be approved by the Archi-
tectural Committee of the Rolling Hills Community Association. Staff
also recommended that the guest house, shown on the revised plan as
735 square feet in size, be detached from the existing garage on the
property. A list of standard conditions for guest houses is enclosed
for your information. A full report of the Planning Commission, as
required by the Municipal Code, is in your file.
The Planning Commission's decision will be reported to the City
Council at their regular meeting on Monday, March 10, 1986 at 7:30 ph
in the Council Chambers of City Hall, pursuant to Section 17.32.140
