(Applicant) ENVIRONMENTAL SETTING SECTION 20 The project of Mr. & Mrs. Peyton Cramer is a residential lot located at 11 Georgeff Road, Rolling Hills, California. There is an existing residence, remodeled in 1984 and a stable that is approximately twenty years old. There are also existing retaining walls leading from the residence down to the stable that are is a deteriorated condition. This -condition has contributed.. to the further deterioration of the site: Stable access way, stable, existing walkways, landscaping, site drainage and waste disposal system. Soils report is attached. The site is located along both sides of Georgeff Canyon and is moderately sloped. Please note the accompanying topographic survey map. Scenic qualities of the site include a near view of the canyon with its natural vegetation. The far view is of the Los Angeles basin. Some view includes neighboring residences, stables, and a play area. The site is definitely rural, natural and residential in character. Any animals in the neighborhood include dogs and horses, and the property accomodates community horse trails. ENVIRONMENTAL SETTING SECTION 21 The properties surrounding the project are residential, rural and natural in character. The community encourages low profile projects that follow this established pattern. All buildings in this area are limited to one story in height, side yard setbacks are 20 feet, and front yards are not less than 50 feet. Materials for construction are approved by the Community Association Architectural Committee and call for white painted exterior surfaces with appoved trim colors and approved roofing materials of wood shake or concrete tile of approved color and configuration. Fencing must be approved white rail to reflect the community's historical and cultural concern with the care of horses and maintenance of horse trails. Trees have been planted along the area streets, but have been kept, for the most part, out of the canyons, leaving them for more natural vegetation, grazing uses, and preservation of views. • ' SECTION 37 A & B & C New lines for power, gas, and water will be needed to service the proposed Guest House. Deteriorated existing stable will require repair or replacement of these systems. D Septic tank system on existing residence must be repaired or replaced.
