The proposed front yard setback of twenty-five (251 feet is compntihle
with the existing structure as well as other re.sidences on Georgeff Road.
Twenty-five feet was the established setback for these residences along
Georgeff Road.
Such change will not be materially detrimental to the public welfare nor injurious to
the property or improvements in such vicinity and zone where property is located because.
The proposed use of a three (3) car garage is common within the
community and since the front setback meets existing setback requirements
these property improvements should not be detrimental to the community.
