Plan Amendments
This letter shall serve to notify you that the Planning Commission adopted resolutions on
March 17, 2015 granting your request. The Lot Line Adjustment action will be reported to
the City Council for information only and the Zoning Map and General Plan amendments
will be scheduled for a public hearing before the City Council, both, on MONDAY, April
13, 2015 at their regular meeting beginning at 7:30 PM. You or your representative must
be present to answer any questions the Council may have.
The Lot Line Adjustment matter is not final until the City Council adopts an Ordinance
amending the Zoning Map and the General Plan, which, if all goes per plan and no one
objects or appeals the Planning Commission's decision, should be at the City Council
meeting on April 27, 2015. (The City Council must hold two hearings on an Ordinance).
Should there be an appeal, the Commission's decision will be stayed until the Council
completes its proceedings in accordance with the provisions of the Municipal Code.
Once the actions become final you will be required to record an Affidavit of Acceptance
Form together with the Lot Line Adjustment Resolution and a Certificate of Compliance
(including legal descriptions) for the lot line adjustment in the Office of the County
Recorder.
Meanwhile, I requested review of the map and the legal descriptions by the LA County
Regional Planning Department. I have not been advised if you/your agent has been in
touch with that office. Once the review is completed, and I receive a final legal description
of the resulting lots, I will forward to you the instructions and documentation for
recordation.
The staff report to the City Council will be mailed to you on Friday, April 10.

ZONING CASE NO. 870 & 871. Lot Line Adjustment, Variance and Amendments.
This letter shall serve to notify you that the Planning Commission voted at their meeting
on February 17 to direct staff to prepare a resolution to approve your request in Zoning
Case No. 870 and 871 and shall be confirmed in the draft resolution that is being prepared.
The Planning Commission will review and consider the draft resolution at an upcoming
meeting on March 17, 2015 and make its final decision on your application. Following
their decision, there will be other matters to attend to, such as City verification of the new
legal descriptions for the lots, RHCA approval, recordation of the new legal descriptions
and the resolution and adoption of an Ordinance for the Zoning Map and General Plan
amendment by the City Council. I will provide you with all the necessary steps after the
resolution is adopted and reviewed by the City Council.
The findings and conditions of the draft resolutions will be forwarded to you before the
Planning Commission meeting.
The decision shall become effective thirty days after the adoption of the Planning
Commission's resolutions unless an appeal has been filed or the City Council takes
jurisdiction of the case within that thirty (30) day appeal period. (Section 17.54.010(B) of
the Rolling Hills Municipal Code). Should there be an appeal, the Commission's decision
will be stayed until the Council completes its proceedings in accordance with the
provisions of the Municipal Code.
As stated above, the Planning Commission's action taken by resolution approving the
application is scheduled for Tuesday, March 17, beginning at 6:30 PM. That action,
accompanied by the record of the proceedings before the Commission and an Ordinance
public hearing for the Amendments, are tentatively scheduled to be placed on the City
Council's agenda at the Council's regular meeting on Monday April 13, 2015 be,innin2 at
