Dear Sirs:
After considerable study, it was found that the several
feet that the floor elevation of the proposed house for
Mr. and Mrs. Earle Hendricks could be raised by pushing
it back towards the roar property line would enable the
owner to capture a view comparable to that anticipated
with his purchase of the lot.
An existing power line stretches across the front of the
property such that by raising the house as requested, it
merges into the foreground, while if placed further down
the hill, the power lines would be silhouetted against
the view of the ocean.
Moving the house back also enables the owner to save
several lovely existing trees.
It has been. determined that granting the request will
not create an undesirable relationship between the pro-
posed house and neighboring houses.
For these reasons we hope that you will grant this re-
quest for a reduction of Mr. Hendrick's rear yard set
back to 40 feet.

Re: Application for Variance of Earl L. Hendricks
for Rear Yard Variance
Gentlemen:
Mr. Earl Hendricks, the applicant in the above entitled matter, has
supplied me with a joint tenancy grant deed from John R. Palazzo and
Bernice L. Palazzo to Earl L. Hendricks and Myra L. Hendricks, husband
and wife, dated June 2, 1964, and recorded July 7, 1964, in the Office of
the County Recorder of Los Angeles County, which deed clearly shows that
there is a 25-foot easement for light and ventilation along the southerly
boundary of the Hendricks property which is described as follows:
Beginning at the southwest corner of said land;
thence along the southerlyboundary of said land
South 43° 09' 25" East 102. 41 feet, North 66° 40'
20" East 190. 10 feet, South 22° 12' 10" East 106. 61
feet and South 41° 11' 25" East 323.94 feet to the
southeast corner of said land.
From the foregoing deed, I am satisfied that there exists between the
two properties a 25-foot easement, and that the variance requested
should be granted in accordance with the action of the Planning Commis-
sion at its meeting held on December 15, 1964. In addition to the above,
the applicant has stated that he will join along with the Palazzos in a quit-
claim of this easement to the Association; however, such a conveyance is
dependent upon securing the signatures of the Palazzos, who reserved the
easement, as a single signature from the Hendricks would pass no title.
