CALIF. 90274 (213) 377-1521 February 15, 1984 Certified Mail P 275 557 474 Dear Dr. and Mrs. Spellberg: During review of your request for release of a landscaping bond by the Rolling Hills City Planning Commission it was discovered that the cabana (guest quarters) installed next to the tennis court has kitchen facilities. This is in direct violation of the Planning Coi)uuission`s action in approving the cabana (Zoning Case No. 228) on November 5, 1979 (see attached minute excerpt). Such a facility further violates the City of Rolling Hills Zoning Ordinance. It is necessary that the kitchen facilities be removed and the wet bar installed in the next ten (10) days to avoid further processing. The landscaping of the tennis court is not in compliance with the requirements of approval which indicated that it is to be screened. Prior to release of the cash deposit additional landscaping to insure screening is required. Should you have any questions please do not hesitate to contact this office. Sincerely, une Cunningha City Clerk copy: Prosecution file Planning Commission City Council 1 TT TIT ru A t fl SPFLLBERG , TENNIS COURT :'/;.(,!., 15 / ; � / �. / 2 % • • November 5, 1979 Commissioner Field moved that a conditional use permit be gramted to Dr. and Mrs. Spellberg fora cabana,. subject to the conditions -out- lined by the Chairman, with the additional conditions that there be no kitchen facilities other than facilities permitted by the Zoning Ordinance, such aswet bar and refrigerator; that the computation of square footage of the balcony be changed from 420 square feet, and be stated in the motion "As shown on the plan in the file marked Exhibit -A" and that the requirements for landscaping and irrigation attached as a condition of approval of a tennis court on July 17, 1979 and amended on October 16, 1979 be extended to include the cabana. The motion was seconded by Commissioner'Roberts and carried by the i following roll call vote: AYES: Commissioners Field, Roberts, Watts., Chairman Murdock NOES: None ABSENT: .Commissioner Hanscom Commissioner Watts said he wished to state for the recordthat approval of the cabana was delayed by the change in the plan from .an open type cabana to a larger enclosed structure. Dr. Spellberg said the original submittal was made during a moratorium, and the cabana was included in concept; it was not his intention to request approval of a cabana 680 square feet in size which was approved in his absence in July.
