17, Addition of 2-bedrooms & 1-bat, Resolutions & Approval Conditions1 BEFORE THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS, 2 COUNTY OF LOS ANGELES, STATE OF CALIFORNIA 3, 4; 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 In the Matter of the Application of LLOYD W. HULLY Lot 20, Crest Hills (R.& S. 57-36) ZONING CASE NO. 17 FINDINGS AND FORMAL REPORT The application of Lloyd W. Hully, Lot 20, Crest Hills, for a side yard variance, came on for hearing on the 24th day of April, 1962, at the hour of 8:00 P.M., at the City Hall of the City of Rolling Hills, California, and the applicant having submitted evidence in support of his application, and the Planning Commission being advised, now makes its Findings and Formal Report as required by the Ordinances of the City of Rolling Hills, California. I. 21 The Commission finds that the applicant, Lloyd W. Hully, 22 I 23 24 25 26 is the owner of that certain real property described as Lot 20 of Crest Hills, located in the City of Rolling Hills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of 27 Ordinance No. 33 of the City of Rolling Hills, California. 28 II. 29 That no person appeared at said public hearing in 30 opposition to the application for a variance and that no evidence 31 was received by the Commission in opposition thereto. 32 • 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 III. The Commission further finds that the proposed residence addition of applicant is to be located within a foot of the easement, instead of the twenty foot side yard setback as required by said Zoning Ordinance, and further finds that by reason of the twenty-five (25) foot width of said easement and by reason of the terrain of said Lot 20, the variance should be granted to the applicant in order to preserve substantial property rights possessed by other property in the same vicinity and zone, and that the granting of such variance will not be materially detrimental to the public welfare or injurious to property or improvements in such vicinity and zone in which applicant's property is located, and that there are exceptional and extra- ordinary circumstances and conditions by reason of physical location and terrain of said Lot 20, which do not apply generally to other property in the same vicinity and zone, and that said proposed residence addition will be located twenty-five (25) feet below the grade of the nearest adjoining residence. IV. From the foregoing it is concluded that a variance should be granted by the Planning Commission of the City of Rolling Hills to Lloyd W. Hully on Lot 20 of Crest Hills in accordance with the Plot Plan marked Exhibit I on file in these proceedings, and it is, therefore, so ordered.
