This letter shall serve to notify you that the City Council at their July 22, 2002 meeting received
and filed the resolution of approval adopted by the Planning Commission on July 16, 2002,
granting a lot line adjustment in Zoning Case No. 651.
The Planning Commission's decision in this matter shall become effective thirty days after the
adoption of the resolution by the Commission, unless an appeal has been filed or the City Council
takes jurisdiction of the case within that thirty (30) day appeal period. (Section 17.54.010(B) of the
Rolling Hills Municipal Code).
If no appeals are filed within the thirty (30) day period after adoption of the Planning
Commission's resolution, the Planning Commission's action will become final and you will be
required to cause to be recorded an Affidavit of Acceptance Form together with the subject
resolution in the Office of the County Recorder before the Commission's action takes effect.
I will forward to you the signed Resolution, Affidavit of Acceptance Form and instructions for
recordation in a couple of weeks. Your representative,. Mr. Soloff and the County of Los Angeles
Regional Planning Certificate of Compliance Division, who are the City's agents/consultants for

Dear Ms. Schwartz:
Ms. Ellen Fitzgerald has asked me to review the proposed legal description for a lot line adjustment
between the above referenced parcels. Among my duties in the Land Division Section of Regional
Planning, I process all of the lot line adjustment cases for Unincorporated County parcels.
As I am unfamiliar with your process, I will make some general comments relative to this proposed case in
the manner that I would in the County's jurisdiction. Firstly, the legal description does not "close," i.e., it
only describes area of the adjustment, it should completely describe both parcels after adjustment.
Secondly, although I may only be reviewing a portion of your submittal package, the "C. of C. for Lot Line
Adjustment" as shown does not follow our format, and therefore I do not know if this would be acceptable
to the County Recorder. For example, the legal description and the LLA map should refer to the parcels as
"Parcel 1" and "Parcel 2" and not to the owners of each. Thirdly, the LLA map, as drawn, is "Not to
Scale", this would be unacceptable for verifying distances as they are depicted on the Assessor's Map vs.
the LLA Map. Also, the there are no "Before" and "After" lot areas shown on the LLA Map to
demonstrate that the adjustment would meet the area requirement relative to the Zoning Ordinance for this
portion of the City.
For your information, I am enclosing a copy of our Request for Lot Line Adjustment package.

each proposed lot
• A vicinity map (on the large plot plan). (15 sets of this plot plan will be required to be

• The location of any existing sewage disposal system (septic tanks), if applicable)
• The distance from the new lot line to the private sewage disposal system for each lot
