The plan needs to distinguish between existing and proposed property lines. It is very difficult to understand which is 3 Middleridge and which is 6 Middleridge just by looking at the plan. o / have fixed the property line printing darkness on the proposed plan so it should be easier to read now. I am also including a color plan showing the areas of the new lots for ease of review. 2. Label "Middleridge Land North" on the plan. o See revised plan 3. Please make sure the proposed net lot area for 3 Middleridge is correct. The LLA would result in the RHCA easement being abandoned between the two existing properties, which would be beneficial for 3 Middleridge in terms of net lot area. o / have reviewed the values and everything looks correct. The net lot area being removed from 6 Middleridge is 33,360 s.f. while the net lot area being added to 3 Middleridge is 38,785 s.f. The fact that the net lot area being added to 3 Middleridge is larger than what is being removed from 6 Middleridge is due to the removal of the easement through the middle of the property which is 5,425 s.f. of net lot area. 4. The calculations indicate that 3 Middleridge will be gaining a 450-square-foot stable on the "main residence" pad, but the plans do not show an existing stable. Is the stable a new structure or a set -aside? If new, it will need proper permits. o New stable is a set -aside. We are happy to remove it from the calculations however I wanted to be on the safe side to show all coverages were below the required levels with all City required items included. The properties on Middleridge are quite unique in that the street splits the property and we would be proposing the set -aside to be on the west side of the street. As we are not proposing any development though is it even necessary to include on the plans? 5. The calculations indicate that 3 Middleridge will be gaining 185 square feet of paved walks, patio areas, and/or courtyards. Are these areas existing? If so, where are they on the plan? o The 185 s.f. of paved surfaces is on the southerly side of the residence at 3 Middleridge. As these walks (in the existing condition) are outside of the Net Lot Area they are not included in the calculation. The %Building Pad Coverage for the existing Pad No. 3 for 3 Middleridge incorrectly shows 129.76% (pg. 19). Please correct. o Revised this number. It was calculating incorrectly. Existing now matches proposed for the Sports Court pad #3. 7. Explain the "outlet structure" on the portion to be transferred. Where does it connect to? o This existing Outlet structure is actually part of the LA County Flood Control system. There is a drainage line on Middleridge Lane South which connects to catch basins along Middleridge Lane South and then goes under Middleridge Road and discharges through the outlet structure which is partially on both 1 Middleridge Lane North and 6 Middleridge Lane North. The runoff from the outlet structure flows in the canyon along the property line of 6 & 1 Middleridge Lane North and then turns and goes along the easterly portion of the property line at 3 Middleridge Lane North and continues to PV Drive North.
