I. Such change is warranted because (State reasons) the addition of the proposed
tennis court will enhance the value of the subiect property and also improve the value
of surrounding property. It will add to my enjoyment of the property and. to the extent
that my neighbors also use the tennis court. add to their eniovment. The proposed .site
is the only logical site for the tennis court. Any other logical site would involve
substantial amounts of grading.

Such change is based upon the following described exceptional or extra-
ordinary circumstances or conditions that do not apply generally to other
propertyor class of use in the same vicinity and zone (State circum- °

III. Such change is necessary for the preservation and enjoyment of a sub-
stantial property right possessed by other property in the same vicinity

of Crest Road as access that the subiect area is definedas front yard. Rattler than
change the access to either Johns Canyon Road or chestnut Lane and eliminate the Crest

more reasonable to obtain a variance. Other pronertv owripr5 in the area have bien
permitted to construct tennis courts.
IV. Such change will not be materially detrimental to the public welfare or
injurious to the property or improvements in such vicinity and zone where

subject proposal has been obtained. In fact, this improvement to the subject property

use tends to accrue to the public good and is in no way detrimental to the public
welfare.
